Deal analysis for real estate investors
Know whether to buy before you write the offer.
Type four numbers from any property. DealValuator scores every way to make money on it (flip, rent, refinance, wholesale, or build), tells you which one works and why, and turns the answer into a report your lender will take seriously.
Free for three deals, with no card needed, and you can cancel in two clicks.

Decide
Ten ways to exit a deal, all scored from the same numbers and ranked against each other. A clear Buy, Hold, or Pass, with the exact reasons a deal fails.
Run
The deal you buy gets a real budget, a schedule, contractor bids, lender draws, and change orders in the same place as the analysis, so the numbers never drift apart.

One link renders a lender pitch, a buyer flyer, or a full analysis, with your name and logo on the cover. Print the page and you have the PDF.
Try it right here
Four numbers. Every exit, ranked.
Change any figure and watch the ranking move. This is the same analysis you get inside the app. Nothing here is a mock-up.
Same numbers in, same answer out, every time. No guessing, no black box: when a lender asks how you got a figure, you can walk them through it.
Best exit: DSCR Loan, scored 100/100. About $1.3k/mo cash flow at a 6.4% cap.
Live output from the real engine. Assumes 7% vacancy, 40% opex. The app lets you change everything.
How it works
How does DealValuator work? Three steps, from listing to lender.
- 1
Enter the numbers, or paste the listing
Purchase price, repair budget, what it is worth fixed up, what it rents for. Or paste the listing text and let the app draft them for you to check.
- 2
Read the verdict
Each of the ten strategies gets a score from 0 to 100 against the minimums you set, not ours. The math is fixed arithmetic, so the same inputs always return the same score and you can walk a lender from row to result. The best strategy leads, the deal-breakers are spelled out in plain English, and the stress test names the one number that swings the verdict hardest.
- 3
Run it, then share it
Build the budget and schedule, track draws and bids, then send one link. Your lender, partner, or buyer sees a clean report, and you can see when they opened it.
Decide
A worksheet that tells you the truth about a deal.
Every row is numbered, so “row 17” means the same thing to you, your partner, and your lender. Ten strategies are scored from one set of inputs and shown across six worksheet tabs: Fix & Flip, Hold & Refinance, Wholesale, Wholetail, DSCR rental, and Ground-Up build.

- Which exit, and why. Every strategy ranked with its projected return, timeline, and risk.
- Deal-breakers, named. A rent that cannot cover the mortgage, a flip margin too thin, an assignment spread that goes negative. They sit at the top of the page, so you know what to renegotiate.
- The stress test. Every input nudged ten percent up and down. The number that swings the verdict hardest is the one to verify first.
- Your standards. Write your minimums once (cap rate, cash flow, flip margin) and every deal shows pass or fail against your bar, not ours.
Less typing
Paste a listing. Check the draft. Keep the math.
Drop in the listing text and the worksheet drafts itself. Facts stated in the listing arrive as facts. Anything estimated, such as the value after repairs, the rent, or a rehab ballpark, arrives clearly marked as an estimate, with the reasoning, so you know exactly what to double-check.
- Receipt scan. Photograph an invoice on the job and the cost line drafts itself.
- Report narrative. One button writes the deal story and the honest-risks paragraph around your figures. The numbers themselves never change.

Run
The deal you buy needs more than a verdict.
Start with one lump figure for the renovation while you decide. When it is real, load a template (Cosmetic, Full Gut, or New Construction) and it prices the scope and drafts the schedule: phases, durations, what depends on what, dated from today.

- Three bids per line. The low bid highlighted; one click makes it the estimate.
- Site updates in a minute. A field view with one tap per answer, and a warning when spending runs ahead of the work.
- Draws, materials, change orders. A lender draw schedule from the budget, an order list from your scope, and a paper trail for every change.
- A real benchmark. Your budget compared trade by trade against a completed Dallas-Fort Worth renovation’s actual paid invoices.
- Excel both ways. Export the whole project, price it with your contractor, import it back.
- The final wrap. When it sells, what you underwrote next to what actually happened, and the lesson for the next offer.
Show
Six reports from one link, and no more screenshots of spreadsheets.
Every deal has a permanent link. Choose what it shows: the full analysis, a lender pitch with the numbers a lender wants first, a buyer flyer, a budget ledger, a contractor request with prices removed, or the final wrap. Your logo and colors on the cover. Printing the page is the PDF.

Your deals stay yours
Private by design, not by promise.
Your deals are private to your account, and that rule is enforced where the data is stored rather than only on the screen. Nothing is shared until you create a report link, and that link shows only what you chose. We never see your password, we never sell your data, and you can export everything to Excel or Word at any time.
The FAQ answers the harder questions in plain English.
Pricing
The whole analysis is free. You pay for room.
The math is never behind a paywall. Paid plans remove the ceilings and add your branding and your team.

Questions
What do people ask before they start?
- Is this investment advice?
- No. It is analysis of numbers you supply. It is not investment, legal, tax, lending, or brokerage advice, and it is not an appraisal. You verify every figure before you act.
- Can other people see my deals?
- No. Your deals are private to your account, and that rule is enforced where the data is stored rather than only on the screen. The only way anyone sees a deal is a report link you create.
- Does AI decide the numbers?
- Never. The math is fixed arithmetic: the same numbers in always give the same answer out. AI only drafts things for you to check, such as a pasted listing, a photographed receipt, or a report narrative, and nothing it drafts counts until you approve it.
- What does Free include?
- The whole analysis, every report, and every export, for three deals. Paid plans remove the ceilings and add your branding and your team.
